Artur Guney is a licensed real estate agent (Virginia, Maryland, and Washington, D.C.) affiliated with eXp Realty (“we,” “us,” or “our”). This Privacy Policy explains how we collect, use, and protect your personal information, including in connection with SMS/text messaging.
We collect information you provide directly to us, such as your name, mobile phone number, email address, mailing address, and details related to your real estate inquiry or transaction. When you consent to text messages we also record the wording of the consent language you were shown, the page you submitted it from, and the date and time.
We collect two separate SMS consents, and you may give either one, both, or neither. Each has its own checkbox, its own wording, and is never checked for you:
1. Marketing texts. If you check the marketing box, you agree to receive recurring automated marketing text messages from Guney Real Estate at the mobile number provided, including new listing alerts, open house announcements, and market and home-value updates.
2. Informational texts. If you check the informational box, you agree to receive recurring automated informational text messages from Guney Real Estate at the mobile number provided about appointment and showing coordination, including scheduling changes.
Neither consent is a condition of the other, and neither is required to submit a form or to receive any service. Checking only the informational box means you will never receive marketing texts from us.
You opt in by submitting the web form at https://optin.arturguney.com/optin, or any form on this site, with the box or boxes you want checked. (Texting START to (571) 520-3155 resumes messages for a number that previously opted out; it does not by itself create a new consent.) SMS consent is never pre-checked and is never bundled with consent for any other communication channel.
Consent to receive text messages is not a condition of purchase or of receiving any real estate service.

Rental inquiries from listing portals. Separately from the two consents above, if you inquire about one of our rental listings on a listing portal — Zillow, Realtor.com, or Homes.com — and provide your mobile number asking to be contacted about that property, the portal passes your inquiry and the number you supplied to us as the listing agent. We use it only to reply to you about the property you asked about: qualification criteria (income, credit, pets, smoking, lease length), the date it is available, and scheduling a viewing. These replies are sent from (571) 605-2747 and are informational customer-care responses to your own inquiry — never marketing. A number received this way is never added to the marketing program above and never receives marketing texts. Reply STOP at any time to stop these messages; reply HELP for help. We do not sell or share your mobile phone number, SMS opt-in, or consent information with any third parties or affiliates for their marketing or promotional purposes. Mobile opt-in information is not shared with third parties. We do not purchase, rent, or lease phone number lists.
This site offers an AI concierge that answers questions about Artur, his services, and the properties he represents. It tells you it is an AI assistant, and it is not a substitute for advice from Artur.
We keep a record of these conversations. We store the messages exchanged, the page you were reading, and which version of the assistant answered, together with a random per-tab identifier used only to keep one conversation together. That identifier is not linked to your name, email, phone number, or IP address, and it is discarded when you close the tab. We keep these records so we can review how the assistant answers — including its refusals — and correct it. Please do not enter sensitive personal information into the chat; to share those details, use the contact form or call us.
This site uses Vercel Web Analytics, a service of our website host, Vercel, to count visits and page views. We use these statistics to see which pages are read and how visitors find the site.
Vercel Web Analytics does not use cookies. Instead, Vercel tells visitors apart with a scrambled code (a hash) made from details of your request, such as your IP address. That code is valid for a single day and then reset, so a visitor cannot be tracked from one day to the next or across other websites. Vercel also uses your request to estimate your approximate location. The page views it records are not tied to you as an individual or to your IP address.
What a page view contains. For each page view Vercel may record the page address, the address of the page that linked you here, the time, your approximate location (country, region, and city), and your browser, operating system, and device type. In the page views this site reports to Vercel, the page address is shortened to the page itself plus any campaign tags (utm_ parameters); anything else in the address, such as search terms or #section links, is left out.
Separately, when you send us a form, we record the page your visit started on and the page you sent it from, any campaign tags or ad-click identifier in those addresses, and the name of the website that referred you, together with your inquiry.
Some parts of this site load directly from other companies. When they load, that company receives your request, including your IP address and browser details, and handles it under its own privacy policy. The fonts on this site come from Google Fonts. Some blog posts, community pages and listing pages show YouTube videos in YouTube’s privacy-enhanced mode; their preview images load from YouTube, and Google may set cookies once you play a video. The contact and reviews pages show a Google map. The home search and home value tools, and some listing displays, are provided by RealScout.
We use your information to communicate with you, provide real estate services, schedule appointments, and complete transactions you have engaged us for.
We do not sell your personal information. We share information only with service providers that help us deliver these services (for example, our text-messaging provider and transaction platforms), and where required by law. As stated above, mobile opt-in and consent data is never shared with third parties for marketing.
You can opt out of text messages at any time by replying STOP. You may contact us to access, correct, or delete the personal information we hold about you.
We operate a private internal publishing tool (“Video Studio Publisher”) that uses YouTube API Services to upload our own real estate videos to our own YouTube channel. By using YouTube features through this tool, we are agreeing to be bound by the YouTube Terms of Service. Google’s handling of information is described in the Google Privacy Policy.
What this tool accesses and stores. The tool is used solely by us. It stores a single OAuth refresh token for our own Google account, encrypted at rest on our own server, used exclusively to upload our own videos, check the processing status of those uploads, and set their thumbnails on our own channel. It does not access, collect, or store any YouTube data about visitors to this site, viewers of our videos, or any other third party, and it shares no API data with anyone.
Revoking access and deleting stored data. API access can be revoked at any time from the Google security settings page at https://myaccount.google.com/permissions. To request deletion of the stored token or any associated data, email artur@arturguney.com; such requests are honored within 7 days.
